Development Strategies for Esplanade Precinct of Fort Area, MumbaiĀ (Urban Design)

The fort area precinct was developed as a result of one of the first Urban design initiatives in Mumbai. A century later, with the decentralization of the economic core of Mumbai and also the 99 year lease term expiring for most of the buildings, the whole precinct offers itself for review. Esplanade precinct forms a part of the fort precinct. Together with Azad Maidan, the world heritage status of CST and the confronting lines of Art Deco & Bombay- Gothic architecture, it showcases important heritage buildings of the precinct.
Based on the mapping of the built resources, topography, traffic & pedestrian movements, proposals were made for various buildings within the precinct for adaptive reuse, entertainment zone was proposed and the CST corner of Azad Maidan was cleared of built form by reorganizing various functions prevailing in the area, the Maidan edges were opened out as public spaces.
